A Typical Home
Inspection Overview
We
start by walking around the exterior of the house examining things like the
foundation, grading, windows, doors, siding, porches and downspouts.
Then
out come the binoculars for a very thorough look at the gutters, skylights,
fascia, soffits, attic venting, chimney, roofing, flashing and overhead
wires. We also use the binoculars to view the second story windows and
window trim.
Now to the inside
Once inside we start in the kitchen where we run all appliances that are
staying with the house. Check plumbing and electric and examine windows,
walls ceilings and floors.
Next we go room to room and check floors, walls, ceilings and windows.
Using an electrical tester we plug into all accessible outlets.
In the bathrooms we run all hot and cold faucets for several minutes and
view all accessible plumbing supplies and drains. After all rooms above
grade are completed we visit the attic. In the attic we look for roof leaks
and also view ventilation and insulation. In addition the roof structure is
viewed.
(Unfloored attics are viewed from access hatch).
The
last leg of our inspection takes us to the basement or crawl space where we
view the foundation and the structure from below. (Crawl spaces 24"
high or less are viewed from access hatch, conditions permitting).
Mechanical Systems
Heating
and Air Conditioning systems are operated, (weather conditions permitting)
and access panel is removed from the furnace for a visual inspection. During
the operation of the furnace we do a carbon monoxide test.
Hot Water Heater is also inspected.
Main electrical panel cover is removed to evaluate wiring in the panel box.
Review
Upon
completing the inspection we print out the entire report or if you prefer
just the summary pages with an option for you to receive the entire report
via email. We also offer this same option to your realtor.
We then
review the summary pages with you answering any final questions that you
may have.
